Here is a domestic flat roofing project involving a sagging Dormer roof that The Flat Roof Recovery Company recently carried out at a house in the South of England.
The Dormer roof in question had recently had new upvc windows fitted to it. Over the course of a few months the homeowner noticed that the ceilings in her sons’ bedroom was beginning to crack, on further investigation they noticed that the Dormer roof had started to sag. We were called in to establish the cause of the sagging. We removed the upvc fascia boards and trims etc and were astonished to find that the main support beam had been almost cut through to accomodate the new upvc windows (Images 1 & 2).
We propped the ceiling up in the boys bedroom and set about replacing the main support beam (Images 3 & 4) While we were there the homeowner had us fully refurbish the flat roof using the Sealoflex Waterproofing System (Images 5 & 6). Another satisfied customer
Solar gain on older flat roof coverings is well documented problem. Solar gain is the heating effect of solar radiation on the flat roof surface. This heating effect will, in time, cause the surface, an asphalt flat roof for example, to deteriorate and slump causing cracks and fissures which will inevitably lead to water ingress. Modern roof coverings can help to minimize solar gain and significantly increase the integrity of the roof surface, maximizing durability and increasing the roof’s life.
Below are some pictures of a recent Flat Roof Recovery domestic roofing project for a house in Chelsea, West London. We were asked to recover an asphalt roof that was badly in need of repair. We overlayed the existing asphalt roof using the Sealoflex system and finished in white to help to reflect the heat and UV rays which cause solar gain, significantly extending the potential life of the roof.
